The Frame Studios

Booking Terms & Studio Policies

Effective Date: 9/5/2026

The Frame Studios LLC (“The Frame Studios,” “Studio,” “we,” or “us”) operates The Frame Studios located at 6400 Spring Arbor Road, Jackson, Michigan.

These Terms apply to all reservations and use of The Frame Studios.

By completing a reservation, the person making the booking (“Client”) agrees to these Terms and is responsible for ensuring that all guests, clients, photographers, vendors, assistants, contractors, and other persons associated with the reservation follow them.

1. Your Reservation

Your booking confirmation identifies the Studio space, date, time, and rate you have reserved.

A reservation provides temporary permission to use the selected Studio during the reserved time only. It does not create a residential tenancy or other continuing right to occupy the property.

Reservations may not be transferred to another person or business without prior written approval from The Frame Studios.

2. Payment

Payment is due at the time of booking unless otherwise stated.

The Client authorizes The Frame Studios to charge the payment method associated with the reservation for applicable overtime, cleaning, damage, repair, replacement, missing-item, event-pricing, or other charges arising from the reservation as provided in these Terms.

Current booking rates and fees are those displayed through The Frame Studios' booking system at the time the reservation is made.

3. Reservation Time & Overtime

Your reservation time includes setup, photography or event time, and cleanup.

Guests may not enter before the scheduled start time and must completely vacate the Studio by the scheduled end time.

Because another reservation may begin immediately afterward, remaining in the Studio more than five minutes after the reservation ends may result in an overtime charge equal to two times the applicable hourly rate. A full hour may be charged once overtime begins, with additional overtime charged in hourly increments.

Overtime may be denied if it interferes with another reservation or Studio operations.

4. Cancellations & Rescheduling

All booking payments are non-refundable.

Reservations cancelled or rescheduled at least 24 hours before the scheduled start time are eligible for a credit equal to the amount paid. The credit must be used toward another reservation within 12 months of the original cancellation.

Cancellations or rescheduling requests made less than 24 hours before the reservation, as well as no-shows, are not eligible for a refund or booking credit.

5. Guests & Event Reservations

The Client is responsible for everyone attending or participating in the reservation.

Standard Studio reservations are limited to fewer than 10 total people, including photographers, clients, children, assistants, vendors, and guests.

A reservation involving 10 or more people is considered an Event Reservation and must be booked at the applicable event rate.

If the number of people present or the actual use of the Studio differs materially from what was represented when booking, The Frame Studios may reclassify the reservation, charge the applicable rate, or terminate the reservation.

6. Permitted Use & Studio Rules

The Studio may be used for lawful photography, videography, content creation, meetings, classes, events, and other uses permitted by the applicable reservation type.

Unless specifically approved in writing, the following are prohibited:

  • Smoking or vaping.

  • Open flames, candles, or flammable materials.

  • Nude, sexually explicit, or adult-oriented photography or videography.

  • Illegal, hazardous, disruptive, or unsafe activities.

  • Glitter, confetti, paint, staining materials, or other difficult-to-clean materials.

  • Pets or animals, except as required by applicable law or otherwise approved.

  • Tampering with electrical, internet, security, or other building systems.

  • Altering or modifying the Studio or its fixtures.

Food, catering, alcohol, and open beverages require prior approval unless specifically included with the applicable booking type. Closed water bottles are permitted.

7. Furniture, Décor, Walls & Equipment

Furniture may be carefully rearranged during a reservation but must be returned to its original location before departure. Furniture should be lifted rather than dragged.

Studio furniture, décor, props, plants, equipment, fixtures, and other property may not be removed from the Studio.

Nails, screws, staples, wall anchors, glue, mounting putty, or other materials that may damage walls or surfaces are prohibited. Removable tape or similar products may only be used when approved by The Frame Studios.

Motorized, mounted, or specialty backdrop systems and Studio equipment must be used only as intended. Guests may not remove, alter, repair, cut, or modify Studio equipment or backdrop systems.

8. Cleaning, Damage & Missing Property

The Studio will be provided in clean and good condition.

Before leaving, the Client must:

  • Return furniture and equipment to their proper locations.

  • Remove personal belongings and trash.

  • Turn off lights and electronics as directed.

  • Secure doors and entry points as instructed.

  • Leave the Studio in substantially the same condition in which it was found.

If additional cleaning is required, a $100 cleaning fee may be charged.

The Client is responsible for the actual cost of repairing or replacing damage to the Studio, furniture, equipment, fixtures, décor, or other property caused during the reservation by the Client or anyone associated with the booking.

Missing items, excessive cleaning, repairs, replacements, and related costs may be charged to the Client's payment method.

Clients should notify The Frame Studios promptly if they discover pre-existing damage or an unsafe condition upon arrival.

9. Parking

Parking is limited to the areas designated by The Frame Studios.

Additional parking arrangements must be approved in advance when required for the reservation or event.

Guests are responsible for following posted parking restrictions and may not park on neighboring private property without authorization. The Frame Studios is not responsible for tickets, towing, or vehicle damage resulting from improper parking.

10. Security Cameras

The Frame Studios may use video security cameras in Studio, entry, exterior, and common areas for safety, security, and property-protection purposes where permitted by law.

Security footage will not be publicly distributed by The Frame Studios except as reasonably necessary in connection with a claim, investigation, safety or security issue, or as required by law or court order.

11. Responsibility, Liability & Indemnification

The Client assumes responsibility for the Client's actions and for the actions of all guests, vendors, assistants, contractors, and other persons associated with the reservation.

To the fullest extent permitted by law, The Frame Studios LLC, including its owners, employees, contractors, affiliates, and agents, is not responsible for lost, stolen, or damaged personal property or for injuries, accidents, business losses, or other damages occurring in connection with use of the Studio, except to the extent responsibility cannot legally be excluded.

The Client agrees to indemnify, defend, and hold harmless The Frame Studios LLC and its owners, employees, contractors, affiliates, and agents from claims, liabilities, damages, losses, costs, and reasonable attorney fees arising from the Client's use of the Studio or the acts or omissions of persons associated with the Client's reservation, to the fullest extent permitted by law.

12. Right to End a Reservation

The Frame Studios may refuse entry, end a reservation, or require any person to leave if these Terms are violated, the Studio is being misused, or conduct is unsafe, unlawful, disruptive, or damaging.

A reservation terminated because of a policy violation may be ended without refund or credit. Applicable cleaning, damage, overtime, or other charges may still be assessed.

13. Governing Law

These Terms are governed by the laws of the State of Michigan. Any legal proceeding arising from these Terms or use of the Studio shall be subject to the courts having jurisdiction in Jackson County, Michigan.

If any provision of these Terms is determined to be unenforceable, the remaining provisions will remain in effect.

The failure of The Frame Studios to enforce a provision on one occasion does not waive its right to enforce that provision in the future.

These Terms, together with the reservation details and any additional written terms specifically applicable to the booking, constitute the agreement between the Client and The Frame Studios LLC regarding the reservation.

14. Acceptance

By checking the acceptance box and completing a reservation, the Client acknowledges that they have had an opportunity to review these Terms of Use & Studio Policies, understand them, and agree to be bound by them.
